  • ensure a swift and adequate reaction to fluctuations on the market and, where possible, anticipate those fluctuations using the decision-making powers granted by the client and relying on the trusting relationship with the property owner or investor;
  • develop and implement the standards of use; organise the work of the engineering team; be responsible for refurbishment and reconstruction; ensure the uninterrupted functioning of the utility systems in the building;
  • maintain the competitive edge of the property through efficient interaction with tenants, owners, contractors and supervision authorities;
  • arrange thorough cleaning and beautification both indoors and outdoors, which, as experience shows, helps attract tenants and, in time, increases the value of the property;
  • manage the staff; organise staff training if necessary; monitor compliance with all the health and safety regulations and fire safety rules;
  • take swift and effective measures to recover any arrears owed to the creditor thus protecting the rental income;
  • notify the client honestly and in reasonable time about everything that is going on at the property for which the specialist is responsible.
