Normally, we charge a percentage of the transaction value or a fixed sum in accordance with the contract.

You will get an invoice only upon successful completion of your transaction. No upfront payments are required! We will only ask you to pay for the result and the services agreed between you and Stabimer Kinnisvara OÜ.

We always set out all our mutual obligations with clients and partners in writing, as both parties benefit from such an approach. Those who come to us for help seeking to sell or rent out their property or buy a new one know that there are always two parties to a transaction: the seller and the buyer; the lessor and the lessee. Our clients and partners are aware that the interest of the other party may be represented by a knowledgeable specialist on real estate.

Here is a well-meaning practical tip for you that we offer free of charge. Before taking a decision to carry out a transaction on your own, ask yourself whether it is worth the risk. Carefully weigh all pros and cons, consider possible pitfalls and look closely at contractual penalties, fines for delay, termination clauses, etc., which, at first sight, seem straightforward and clear. In the long tun, things may turn our quite differently. Unfortunately, a mere good command of Estonian, English or Russian won’t not do the trick. You should also have some experience under your belt and be able to put a correct legal interpretation on all the contractual clauses and the applicable legislation even if the contract is authenticated at a notary’s office. Naturally, a notary will accurately explain the key points and, if necessary, repeat it all in the language that you understand. There is also an option to request a written translation (for an extra charge). However, it does not mean that you will be able to quickly get your bearings and fully understand the essence of the papers on which you put your signature. It may be especially hard to grasp what is going on when the other party to the transaction is constantly distracting you with idle and unnecessary conversation. Unfortunately, after the documents have been signed, it is often difficult and sometimes impossible to challenge the unfavourable terms of a sales or rental transaction. And if you do decide to pursue this course of action, you will face high legal costs with no guarantee of a positive outcome.
