Our knowledgeable and efficient specialists will use their best endeavours to create a good reputation for you and your property and make your property generate stable income.<\/strong><\/p>\n<p><strong>The manager will:<\/strong><\/p>\n<ul>\n<li>arrange negotiations with potential clients who wish to rent or buy your property;<\/li>\n<li>provide clear and substantiated explanations concerning the price of the property and its attractiveness to tenants or investors;<\/li>\n<li>design a strategy for utilising the property, draw up a budget for the client and make sure this budget is adhered to;<\/li>\n<li>monitor the main cash flows (rental income) to make sure that they are in line with both the short-term and the long-term goals of the client;<\/li>\n<li>constantly analyse the current condition of the property to suggest further steps and implement all the necessary improvements needed to achieve the strategic goals of (benefits for) the client;<\/li>\n<li>ensure a swift and adequate reaction to fluctuations on the market and, where possible, anticipate those fluctuations using the decision-making powers granted by the client and relying on the trusting relationship with the property owner or investor;<\/li>\n<li>develop and implement the standards of use; organise the work of the engineering team; be responsible for refurbishment and reconstruction; ensure the uninterrupted functioning of the utility systems in the building;<\/li>\n<li>maintain the competitive edge of the property through efficient interaction with tenants, owners, contractors and supervision authorities;<\/li>\n<li>arrange thorough cleaning and beautification both indoors and outdoors, which, as experience shows, helps attract tenants and, in time, increases the value of the property;<\/li>\n<li>manage the staff; organise staff training if necessary; monitor compliance with all the health and safety regulations and fire safety rules;<\/li>\n<li>take swift and effective measures to recover any arrears owed to the creditor thus protecting the rental income;<\/li>\n<li>notify the client honestly and in reasonable time about everything that is going on at the property for which the specialist is responsible.<\/li>\n<\/ul>\n<p><strong>Our manager is always motivated to provide high-quality services and build long-term partnership relations to meet the needs and preferences of our clients.<\/strong><\/p>\n<p><strong>We are convinced that any owner wishes to have a reliable manager who can take good care of the property rather than just be a passive piece of furniture there.
